Assistant Manager - Land Acquisition

Position Summary

To identify, evaluate, negotiate, and acquire suitable land parcels across India for construction of substations through lease, rental, or purchase arrangements. The role is responsible for scouting land opportunities, conducting due diligence, securing statutory permissions, completing commercial negotiations, and ensuring smooth handover of acquired land to project teams for execution.

Key Accountabilities / Responsibilities

1. Scout and finalize suitable land parcels based on upcoming project and bid requirements.
2. Identify optimized land options and support budgeting during the pre-bid stage.
3. Liaise with landowners, brokers, and stakeholders to evaluate and secure feasible land opportunities.
4. Lead end-to-end land acquisition including due diligence, title verification, TSR review, negotiations, and agreement execution.
5. Obtain statutory approvals and permissions such as CLU, DTPC clearances, Panchayat NOCs, and related approvals.
6. Ensure mutation, registration, and closure of land acquisition transactions.
7. Coordinate with project teams for seamless transfer of acquired land for construction activities.

Critical Success Factors - Essential

1. Proven experience in land acquisition for infrastructure, energy, industrial, or real estate projects
2. Strong understanding of land acquisition laws and state-specific regulations
3. Demonstrated land negotiation and transaction closure experience
4. Ability to travel extensively to remote project locations
5. Strong stakeholder management and commercial negotiation skills

Critical Success Factors - Desirable

1. Legal qualification or specialization in Land Management
2. Experience in obtaining CLU, DTPC, Environmental and other statutory approvals
3. Exposure to renewable energy, transmission, substations, or utility sector projects
4. Network with brokers, landowners, and local authorities across states
5. Experience handling multi-state land acquisition projects
